Start With the Big Picture
Robins Air Force Base is one of the largest Air Force installations in the country, and the community that has grown up around it reflects that. Warner Robins is a city with deep roots in the base's history, and the surrounding area has expanded over the decades into a region with strong schools, established neighborhoods, and genuine options for buyers at every stage of military life.
Whether you are PCSing to Robins, wrapping up a long tour and ready to buy instead of rent, or a veteran who has decided to stay in central Georgia after separating, the home search here looks a little different than it does at some other installations. Tours at Robins tend to run longer, which means buyers are often thinking further ahead. School districts, commute routes, and long-term value all carry more weight when you know you will be in a home for three or four years rather than one.
Warner Robins and Bonaire are the two areas where most buyers focus their search. Here is what sets them apart.

Ridgeview
Ridgeview is Hughston Homes' newest community in Warner Robins, situated on the north side of the city close to parks like Wellston Trail and Center Park, well-rated schools, and some of the better dining Warner Robins has to offer.
Four and five bedroom plans are available, and the homes include details like wraparound front porches, wood-burning fireplaces, and the signature Game Day Porch that make them worth seeing in person. If you want to walk out the door and have everything within a few miles, this location delivers that.
Bonaire
Bonaire sits about eight to ten miles south of the base, just across the Houston County line. It has grown quickly over the last decade and that growth has been intentional — less congestion, strong new construction inventory, and a pace that feels different from the city.
Houston County schools serve Bonaire, and the school system has a strong reputation throughout the region. Many buyers specifically choose Bonaire to stay in the Houston County district.
Magnolia Flats
Magnolia Flats offers new construction homes with irrigated homesites and durable Hardie Lap exteriors with brick or stone accents. Inside, the gas gourmet kitchen with herringbone backsplash flows into the great room, and the signature Game Day Porch gives you an outdoor space that is built to be used.
Publix is less than five minutes away, and the commute to Robins runs about 15 minutes — easy enough that you get the quieter pace of Bonaire without feeling like you're far from anything.
Perry
Perry sits about 20 to 25 minutes south of Robins, and for buyers who want a smaller-town feel without trading away convenience, it is worth a serious look. Downtown Perry has its own dining scene and the area has seen steady new construction follow consistent demand over the past several years.
O'Brien Farms
Located off Houston Lake Road, O'Brien Farms offers four and five bedroom plans with landscaped homesites and Hardie lap siding with brick and stone accents. Large kitchens with prep islands open into the great room, and details like coffered dining ceilings and a drop zone with built-in cubbies give the homes a thoughtful, finished feel.
Kroger is four minutes away and downtown Perry dining — including Fuego Frescos and Oliver Perry's — is under 15 minutes from the front door.
Lake Forest
Lake Forest is just off Langston Road in Perry, with four and five bedroom plans starting in the low $300s. Hardie lap exterior with stone or brick accents, granite countertops, a kitchen island, and a wood-burning fireplace give you the quality you expect from Hughston at a price point that works well for buyers using a VA loan or watching their budget closely.
Publix is six minutes away. And the Georgia National Fair — held right in Perry every fall — is the kind of thing you look forward to once you're settled in.
How to Think About the Decision
It usually comes down to how close you want to be to the base, which school district matters most, and how much space you're after. Whichever direction you go, you're in a part of central Georgia that has been welcoming military families for a long time.
Choose Warner Robins if…
- You want the shortest possible commute to the base
- You want restaurants, shopping, and hospitals within minutes
- City convenience is a priority over space or pace
Choose Bonaire if…
- Houston County schools are a factor in your decision
- You want a quieter neighborhood with less congestion
- You still want a manageable drive to the base
Choose Perry if…
- A smaller-town feel matters to you
- You want more home for your budget
- A 20 to 25 minute commute fits your routine
A Few Practical Things Worth Knowing
The Museum of Aviation on base is one of the largest air and space museums in the country and is open to the public. It's the kind of thing you take for granted after a few months, then realize is genuinely impressive when visitors come to town.
Warner Robins and Bonaire are both within easy reach of Macon and Atlanta. Macon is about 20 minutes north and adds restaurants, live music, and a historic downtown worth exploring. Atlanta is roughly 90 miles — a real drive, but doable for weekend plans.
Georgia also exempts military retirement pay from state income tax. It's worth factoring into your comparison, and a tax professional can help you think through the specifics of your situation.
